There’s a fine line between Camping and Griswold when it comes to home RV conversions.

New and used, Kris and I have bought a few RVs over the years. Only 2 of them were new. I’ve also looked over my share of used campers and trailers in the process. There’s quite a lot to consider, but let’s look at the things that would take a unit off our list of possibilities the quickest.

Leaks can be an RV killer. The mold they can cause can also be a health issue. If a unit’s been leaking, it’s probably easier to just move on to the next RV on your list. Here are two of the quickest ways to spot a leak that may not be obvious.

  1. Follow your nose. Did the unit smell funky when you first opened the door? Open the cupboards and closets. Give them a good sniff. If you smell something that doesn’t belong, you know you need to dig deeper.
  2. How solid does that floor feel under your feet? Soft floors are a sign of wet or rotting wood under the flooring. That’s probably more work than you bargained for.

Remember, you have several different systems that should all be checked. Even if the previous owner says they work. You may have to bring your own battery and extension cords to test them.

  • 110 volt
  • 12 volt
  • propane stove, furnace and water heater
  • water system
  • hitch and trailer plug
  • axles and bearings

When I bought our camper, the previous owner said everything worked when he parked it. It probably did, but 3 or 4 years of sitting allowed a lot of seals to dry up. I’ve replaced seals and gaskets everywhere water goes in or out.
